How The Osterman Team collects, uses, and protects information submitted on this website, including forms, the chat assistant, and calls or texts.
What this site collects
When you fill out a form on this site, our contact form, a home value request, or a guide like Read This Before You Visit a Model Home, we collect your first name, last name, email address, and, if you provide it, a phone number and any message or answers to that form's questions. Where a form asks for a phone number, we also record whether you agreed to receive text messages, the exact consent wording you were shown, and the date and time. Beyond that, this site keeps standard server logs (like the kind any website keeps automatically) and does not otherwise track you unless a specific tool below is turned on.
Who receives it
This site is hosted on Vercel, which serves the pages you're reading and processes form submissions on our behalf. Submissions are sent to our client relationship system, GoHighLevel, so we can follow up with you and keep track of our conversation. If you use the chat assistant on this site, your messages are processed by Anthropic (the company behind Claude) to generate a helpful response drawn from this site's own content. A rate-limiting service, Upstash, may also see basic request data to prevent abuse of the site's forms and chat. Each of these is a service provider working on our behalf, not an unrelated third party we sell or hand your information to.
This site does not currently run any advertising or analytics tracking pixels. If that changes, we'll update this page to name exactly what was added and why.
You can choose which kinds of cookies and tracking are allowed with the small “Your Privacy Choices” link at the bottom of every page. Your choice is saved in a cookie on your device, and a browser that sends the Global Privacy Control signal starts with advertising turned off.
How it is used
We use what you submit to respond to your question, follow up about buying or selling a home, and, if you've asked for one, deliver a guide or resource. We don't sell your information. If we ever send you general market updates or content beyond a direct reply to your inquiry, you can opt out at any time using the instructions below.
Calls and text messages
We only send text messages to a phone number you've given us, and only if you agreed to receive them on the form where you provided it. Message and data rates may apply. You can stop text messages at any time by replying STOP, and you can always call our team line, 405-593-8326, to reach us directly.
Your choices
You can ask us what information we have on file for you, ask us to correct it, or ask us to delete it, by contacting us using the information below. You can unsubscribe from any marketing message using the link or instructions included in that message, or by simply telling us to stop.
This policy exists because California's online privacy law (CalOPPA) requires any website that collects information from California residents to post one, regardless of the size of the business. It does not mean broader California privacy law (CCPA) necessarily applies to our business specifically.
