Selling Your Home in Northwest Oklahoma City
Most houses don't need a remodel to sell. They need the right plan and the right price.
What we sell in Northwest Oklahoma City
Most of what we sell in northwest Oklahoma City sits on or near the water: homes on a few small private lakes and ponds, waterfront property, and homes near Lake Hefner, where people who like being outdoors choose to live. Most of it is resale. There is some new construction, on smaller lots, but your house is mostly competing with other resale homes. We sell here from about $500,000 up to $1.25 million, and we live on a private lake in Oklahoma City ourselves.
Which pocket is your house in?
Northwest Oklahoma City covers a lot of ground, and it doesn't sell as one market. The question that matters is which pocket your house is in, and what it looks like from one section to the next. A house near Lake Hefner may be selling lifestyle and access. A house on an older, tree-lined street farther south may be selling mature trees, architecture, and how close it is to everything. Farther north, the competition can look more suburban. The pitch changes block by block, so we price and market the house itself, and we say which district it falls in as a plain fact.

Location is the draw
In our experience, buyers in this part of town are buying location. Most homes here are within about ten minutes of shopping and dining, and the closer you are to Northwest Expressway (also called Northwest Highway), Highway 74 (also called Portland Road), and the Turnpike, the easier it is to get around. Add the lakes, and a buyer is paying for how they'll live day to day. That's what we put at the front of the listing, along with the details of your house.
Selling a lake or waterfront home
A home on the water has to be presented honestly and completely. We say plainly whether a house is on the water or only has a view, because buyers who want a dock care about that difference. We also explain what comes with the property: a private well and septic in many cases, lake or association rules, and acreage that may include water as well as land. Docks, boathouses, and other structures are often sold as is, so we plan for how a buyer's inspection will treat them before it becomes a surprise.
Our waterfront homes page shows what buyers check. Knowing it ahead of time helps you price and prepare.
How we sell a northwest OKC home
The steps are the same for every house, and we lay them out on our how we sell page. The first step is knowing what your house is competing with. A free home value walkthrough with both of us gives you a price range and the reasoning behind it, and selling your home explains how we prepare and market a house from listing to closing.

Frequently Asked Questions
What kinds of homes do you sell in northwest Oklahoma City?
Mostly resale homes on or near the water: a few small private lakes and ponds, waterfront property, and homes near Lake Hefner. Most are priced from about $500,000 to $1.25 million.
Will my house compete with new construction?
Less than in Edmond. Most homes here are resale, and the new construction here is on smaller lots, so your home mostly competes with other resale homes.
Does it matter how close my house is to shopping and highways?
Yes. Most homes here are within about ten minutes of shopping and dining, and buyers value being near Northwest Expressway, Highway 74, and the Turnpike, along with the lakes.
Do you sell homes on the water?
Yes. We live on Silver Lake and also work Ski Island Lake, and we say plainly whether a home is on the water or has a view of it.
