Selling Your Home in Oklahoma City and Edmond

Most houses don't need a remodel to sell. They need the right plan and the right price.

What selling your home in Oklahoma City really takes

Selling your home in Oklahoma City, Edmond, or anywhere in the metro usually starts long before a sign goes in the yard. Most of the sellers we talk to aren't in a hurry. The house worked a few years ago, and now the layout, the space, or the location doesn't fit. They tell us, "We're just starting to think about it," or "We don't even know what our house would sell for."

Both are good places to start. You don't need the whole plan figured out before you call us. The first conversation is how the plan gets made: what your house is likely worth, what it needs and what it doesn't, and how the timing lines up with where you're going next.

When you're buying and selling at the same time, the order of the two matters as much as the price. Nobody wants to carry two house payments or end up with nowhere to live between closings. We work out the sequence with your real numbers before anything goes on the market, and selling to trade up walks through how that works.

How The Osterman Team sells a home

The Osterman Team is Mark and Kelli Osterman, REALTORS® with The Agency in Edmond. When you list with us, you work with both of us, and each of us brings something most agents don't have.

Mark started his career in mortgage lending and has spent years on the builder side, working for home builders across the OKC metro. In much of the metro, your house competes with new construction a few miles away. Mark knows what those buyers are comparing your house against, and how their financing shapes what they can pay.

Kelli has been a licensed REALTOR® for 20 years and holds a Bachelor of Interior Design from the University of Central Oklahoma. She walks through your house the way a buyer will, and tells you what's worth fixing, what's worth leaving alone, and what makes the house special. One of her past sellers put it this way: "At our initial meeting, she brought lots of information and data that helped us with decisions on pricing and when and how to market our house."

Between us, we have 30 years as licensed REALTORS®. Our job isn't to talk you into anything. It's to help you understand your options so you can decide.

What you get when you sell with us

Every listing gets the same care, whether the house is $300,000 or well over $1 million.

  • The Two-Perspective Walkthrough. Both of us walk your house, Mark with a builder's eye and Kelli with a designer's eye. We point out what buyers will love, what will distract them, and what you've stopped noticing after years of living there.
  • A price built on what your house actually competes with. That means nearby sales, homes on the market now, and the new construction buyers are touring the same weekend. See how we figure out what your home is worth.
  • Clear advice on prep. If a project won't pay you back, we'll tell you before you spend the money.
  • A plan for the timing. Buy first or sell first, decided with your numbers instead of a guess.
  • Steady communication. You'll know what's happening with showings, feedback, and offers without having to chase anyone down.
  • Negotiation from people who've sat on every side of the table. Between us, we've worked as builder, lender, listing agent, and buyer's agent.

The full method, from pricing to launch day, is laid out step by step in how we sell a home.

Before you spend money getting ready to sell

Most houses don't need a remodel before they sell. They need to be understood and priced for what they are. Spending $50,000 to solve a $10,000 problem is one of the most common mistakes we see sellers get talked into.

One of our favorite sales makes the point. The house was a well-preserved time capsule on 2 acres, backing up to a pond and a lake, right in the middle of the city. Three other agents told the sellers it needed a new kitchen and master bath, or they would have to take much less for it.

We saw the house differently. A remodel of over $50,000 would have left one updated kitchen in a house that didn't match it. The buyer for that home was going to keep it as it was or redo the whole thing, and either way the new kitchen would have been money nobody got back. Instead, the sellers spent a small amount trimming trees to open up the view of the pond and lake, and on the front landscaping. We priced the house for its land, its water, and its character, and it sold for more than the other agents said it would bring without the remodel.

Not every house is a time capsule, but the question we ask is always the same: will this project pay you back? If you own a mid-century, historic, or one-of-a-kind house, our page on homes with character goes deeper. If your house sits on a lake or a pond, see waterfront homes.

Selling your home across the OKC metro

We work across the Oklahoma City metro, including Edmond, Deer Creek, Arcadia, Nichols Hills, Piedmont, Yukon, Mustang, Norman, Moore, Midwest City, Guthrie, and Jones. The way we sell a house doesn't change from one town to the next. What changes is what your house competes with, and that's where knowing each part of the metro pays off.

For neighborhood specifics, start with selling your home in Edmond or selling your home in Northwest Oklahoma City.

Frequently Asked Questions

Do I need to update my house before I sell it?

Usually not. Most houses need to be understood and priced for what they are, not remodeled. We'll walk through your house and tell you which projects are likely to pay you back and which ones won't, before you spend anything.

Should I sell my house first or buy the next one first?

It depends on your numbers, not a rule of thumb. We look at your equity, your financing, and how long each side is likely to take, then lay out the order that fits your situation.

How do you decide what to list my house for?

We price your house against what buyers will actually compare it to: recent sales nearby, homes on the market now, and in many parts of the metro, the new construction those same buyers are touring. An online estimate can't walk through your house or see what makes it special.

Is it too early to talk if I'm only starting to think about selling?

No. It's the best time. You don't need the whole plan figured out first, and the first conversation is how you get one.

Will we work with Mark or with Kelli?

Most likely a bit of both. We usually both attend every meeting and walkthrough, so you get all of our expertise in one visit. Then whichever of us fits best with you, your type of home and the expertise needed takes the lead, and the other is always there for backup and support, so your experience is well rounded and you are well represented.

Our marketing

How we market your home

Marketing is what sells a house. Here is what we do for every home we list, from the first walkthrough to closing.

  • Preparation

    Equity

Before anything goes live, both of us walk the house with you. Mark looks with a builder's eye and Kelli with a designer's eye, and we tell you what is worth doing and what isn't. Most houses don't need a remodel to sell.

  • Pricing

    Equity

We price your home against what buyers are actually comparing it to, with the reasoning shown. Until it sells, we refresh the numbers every month so the price keeps up with the market.

  • Presentation

    Presentation

We provide professional photography and a 60 to 90 second video walkthrough for every home, plus drone footage when the property calls for it. We arrange a staging consultation when it helps.

  • Your home's own website

    Presentation

Every listing gets a website of its own, usually live within 48 hours after the photos and video are done.

  • Paid ads

    Impact

A paid ad on every listing puts your home in front of thousands of people in the area, not just the friends and family who already follow us.

  • Agent network

    Impact

We email the listing to every agent who has sold a home in your area in the last 12 months, usually about 2,000, and we bring it to the agents in our own office at The Agency.

  • MLS and syndication

    Campaign

Your home goes into the MLS and out to the major home-search sites.

  • Your neighborhood

    Campaign

A first-weekend open house and outreach to the neighbors around you.

  • Weekly updates

    Service

You hear from us every week with an update on where your home stands and what we'd do next.
