Living in Edmond
Edmond is its own city in Oklahoma County and part of the Oklahoma City metro, sitting north of Oklahoma City along Interstate 35, where the interstate meets historic Route 66. It's home to the University of Central Oklahoma, which has been in Edmond since 1890, and to Arcadia Lake on the city's eastern edge. We're in downtown Edmond every week, and Kelli studied at UCO, stayed, and has lived in the area ever since. Mark moved to the area 30 years ago, and our son grew up in Edmond Public Schools. This is our home market, not a territory we drive into.
If you're thinking about a move here, you probably have a few questions that no listing answers. Which part of town? New build or a house with some age? Acreage or a regular lot? We start there, before a single showing.
City limits, mailing address, and school district don't match
This is the part of Edmond real estate that surprises people most, and it's worth understanding before you fall for a house. In this part of Oklahoma, the city you live in, the city on your mailing address, and your school district can all be different things. Edmond Public Schools reach past the Edmond city limits into Oklahoma City. Valencia, for example, is inside Oklahoma City limits, has an Edmond mailing address, and is in Edmond Public Schools. The Deer Creek Public Schools boundary covers parts of both Edmond and northwest Oklahoma City.
So an Edmond address doesn't tell you the school district, and a school district doesn't tell you the city's taxes or services. Before you make an offer, we check the actual address against the district's boundary, not the listing's headline. It's a short check that can save you from buying into a situation you didn't expect. If you're looking at the part of the metro just south and west, see Northwest Oklahoma City, where the same boundary questions come up.
What we help Edmond buyers and sellers with
Edmond is where much of our new construction work happens, and between us we have more than 40 years in building, lending, and real estate. If you're thinking of building, new construction in Edmond covers how we sit on your side of the builder's contract. If you want room, acreage and land in Edmond covers wells, septic, and access before you commit to the lifestyle. Mark's own start on the acreage side was selling one- to two-acre lots for a builder and developer in Edmond, which is why those questions come first for us.
On the selling side, selling your home in Edmond explains how we price and market a house. If your home has real character, Kelli's eye matters most, and homes with character shows why we'd rather help you keep what's special than spend money to erase it. Not sure what your house is worth? A free home value walkthrough with both of us is the place to start.
East Edmond, West Edmond, and everything between
We work across Edmond, including East Edmond and West Edmond, and into the neighborhoods that touch it. Edmond isn't one market. A house on a large lot on the edge of town competes with different homes than a house a few minutes from downtown, and a new build competes with a resale a few doors away. We price and advise street by street, not city by city, because that's where the difference shows up in the final number.
Talk to us before you decide
You don't need to know which part of Edmond, which kind of house, or whether to buy first or sell first before you call. The first conversation is how you get a plan. Talk to Mark and Kelli, or call the team line at 405-593-8326. You can also read more about The Osterman Team.
This page describes our general approach in Edmond. It isn't legal, tax, or lending advice. Confirm school and city boundaries for any specific address with the district and the city.
Frequently Asked Questions
Is Edmond part of Oklahoma City?
Edmond is its own city in Oklahoma County and part of the Oklahoma City metro. Some homes just outside Edmond's city limits still carry an Edmond mailing address, so it's worth checking the actual city, not just the address.
Does an Edmond address mean Edmond Public Schools?
Not always. Edmond Public Schools reach past the Edmond city limits into Oklahoma City, and Deer Creek Public Schools cover parts of both Edmond and northwest Oklahoma City. We check the specific address against the district's boundary before you make an offer.
Do you work with new construction and acreage in Edmond?
Yes. New construction is a core part of our work, with 19 years of experience for Mark and 21 for Kelli, and Mark began selling one- to two-acre lots for a builder and developer in Edmond.
